Designed by McCullough Mulvin Architects, this extraordinary residence is set on 0.75 acres of meticulously landscaped gardens, offering private access to the North Burrow and Claremont sandy beaches, known for swimming, paddleboarding, and surfing.

Originally a detached dormer bungalow, Ballynoe was transformed into a contemporary masterpiece with a dramatic arched metal frame enveloping the original structure.

This redesign created a breathtaking open-plan living space on the first floor, optimising dual-aspect views, southward over the secluded front gardens and northward towards the unspoiled coastline, Ireland’s Eye, and Lambay Island.

Upon entering, visitors are welcomed by an elegant reception hall with a striking staircase leading to the first-floor living quarters.

The vaulted ceiling, lined with birch plywood, adds warmth and character to the open-plan space, where a bespoke kitchen, dining, and family area blend seamlessly.

Floor-to-ceiling glass doors open onto an expansive wrought-iron balcony, complete with a staircase leading to the lush rear garden and direct beach access.

The ground floor is thoughtfully designed for comfort and relaxation, housing five generously proportioned bedrooms.

The master suite enjoys direct access to the gardens, while additional bedrooms offer flexibility for family and guests.

With design input from Oliver Schurmann of Mount Venus Nursery, the gardens harmonise effortlessly with the coastal surroundings. Three timber sheds and two large poly tunnels offer practical spaces for the avid gardener.
